As soon as an appointment has been set for an inspection of the room and you have provided the insurance certificate for civil liability.  For weekend reservations (which begin at 10am on Saturday), the inspection is usually arranged for Friday.  Once the document has been signed and the deposit against damages has been paid, you have access to the rented areas.

No, the Château is classified as a historic monument open to the public.  Closing times vary according to the season, from 5pm to 7.30pm.  As a result, you must allow the free flow of tourists and groups and allow free access to the Château courtyard.  It is not possible to use the kiosk and terrace in the west wing of the Château.  In return, you have sole private use of the panoramic terrace adjoining the reception room and the access footbridge to the east wing of the château during the rental period (which starts at 9am or 10am).
